Rent and Invest?

I received the latest copy of the Money Magazine, and as you can see in the photo it has one of my favourite topics in it this month.  Should I rent and Invest in property, or buy my own home to live in and pay off? There’s a couple of things to consider when looking into this question and that’s the financial aspects as well as the social ones.  As…

Negative Gearing

We’re still getting a lot of enquiries from clients looking for a negatively geared investment property.  The reason for me writing this article is that I want to remove some of the myths around negative gearing and how good it really is.  Don’t get me wrong it can be extremely helpful but at the end of the day you have to lose money to be able to claim a tax…

QLD Property Update and Rental Vacancy Rates

Brisbane’s southern suburbs continue to prove popular with home owners, investors and tenants.  This is due to a combination of factors including their relative affordability, close proximity to the Brisbane CBD and Gold Coast.  The area also benefits from improved road and public transport networks, which are further enhancing the popularity of the region. The Brisbane property market continues to perform strongly, with latest results for the June period showing…

Property Market Update

Well winter is over and the market is really starting to heat up at the lower price points.  I spend a lot of time researching data and the markets, but by the time I’m reading about something it’s too late and the market has already moved.  Quite often we see the movement first hand and then it’s reported in the media about 2-3 mths later. As we predicted the local…

Investors Encouraged to Buy Site Unseen

This is quite an interesting topic and I have clients that feel strongly in both directions.  I’d say about 90% of our clients buy an investment through us site unseen.  Some people may feel this is not the correct thing to do but have a read below of the comments from Margaret Lomas, TV presenter and adviser from Destiny. “Investors who learn how to make good choices based on their…

Tax Time!

Hi guys, It’s that time of year again.  Time to get your money back from the Government unless you’ve had a Tax variation form in place and you’ve been receiving it throughout the year. I’m receiving a lot of questions about what can be claimed and what can’t and I must say there are a lot of Accountants out there giving some incorrect advise.  In fact in most cases it’s…

Queensland Market in Recovery and Growth Phase!

Queensland’s key real estate markets are firmly in a recovery phase with strong sales in the SE corner and a number of the state’s regional tourism centres reflecting growing market confidence. Even though the SE corner is doing quite well there’s been a tapering off in sales for those mining centres in regional QLD.  There’s currently an oversupply in housing, which should be taken up over the next 12mths.  Centres…

Housing Affordability at it’s best in 12 years!

Record low interest rates have helped drive the Housing Affordability index to it’s most favourable level in 12 years during the March 2014 quarter. HIA Senior economist Shane Garrett said, “The continuation of record low interest rates, combined with decelerating house price growth and growth in income earnings over the quarter saw the HIA-CBA Housing affordability index improve to it’s most favourable level since March 2002. The Commonweatlh Bank index…

Unit Oversupply!

Many of our inner-city markets have oversupplies of apartments, led by Melbourne where the situation is serious and destined to get worse. There are legitimate concerns about Brisbane, Canberra, Perth and Darwin. Sydney doesn’t have an apartment oversupply yet, but within two to three years it’s likely to have a big one. Most of the boom markets which sprung up around resources related towns and regional cities are now in…

SE QLD to have a Strong 2 Years

In our last blog we spoke about Property hotspots and SE QLD was definitely one of them.  I’m reading more and more about the expected growth in SE QLD over the next couple of years.  The market here is not described as booming but we should expect some really good growth over that time.  In fact, PRDnationwide managing director Tony Brasier commented that “SE QLD could have the strongest growth…
